StiVAD (Stichting Vastgoeddata) verzamelt, valideert en deelt actuele transactiegegevens van commercieel vastgoed (kantoren, winkels, logistiek, zorg, wonen) in Nederland. Het initiatief is opgericht door grote institutionele beleggers en taxateurs om de transparantie in de commerciële vastgoedmarkt te vergroten. Leden delen hun transactiedata anoniem in ruil voor toegang tot de volledige database, wat essentieel is voor nauwkeurige taxaties en marktanalyse. StiVAD is onmisbaar voor RICS-gecertificeerde taxateurs in Nederland.
StiVAD (Stichting Vastgoeddata) is an independent foundation that collects, validates, and shares transaction data for commercial real estate in the Netherlands. It was established by major institutional investors, developers, and valuation firms to increase transparency in the often opaque commercial property market.
The database covers transactions across various asset classes, including offices, retail, logistics, healthcare, and large-scale residential portfolios. StiVAD operates on a 'give-to-get' model: members anonymously submit their own transaction data and, in return, gain access to the aggregated, validated reference database.
This platform is a crucial tool for registered appraisers (taxateurs), investors, and analysts who require reliable comparable evidence (referentiedata) to accurately value commercial properties and assess market yields. It is considered the gold standard for commercial real estate reference data in the Netherlands.
