StiVAD

StiVAD (Stichting Vastgoeddata) is an independent foundation that collects, validates, and shares transaction data for commercial real estate in the Netherlands. It was established by major institutional investors, developers, and valuation firms to increase transparency in the often opaque commercial property market.

The database covers transactions across various asset classes, including offices, retail, logistics, healthcare, and large-scale residential portfolios. StiVAD operates on a 'give-to-get' model: members anonymously submit their own transaction data and, in return, gain access to the aggregated, validated reference database.

This platform is a crucial tool for registered appraisers (taxateurs), investors, and analysts who require reliable comparable evidence (referentiedata) to accurately value commercial properties and assess market yields. It is considered the gold standard for commercial real estate reference data in the Netherlands.
