De Modelwaarde API van Brainbay (de data-dochter van makelaarsvereniging NVM) biedt toegang tot een van de meest betrouwbare en actuele woningwaarderingsmodellen in Nederland. Het unieke voordeel van dit AVM is de toegang tot actuele NVM-transactiedata, inclusief unieke woningkenmerken die (nog) niet in openbare registers zoals het Kadaster beschikbaar zijn. Het model wordt veelvuldig gebruikt door hypotheekverstrekkers voor desktop taxaties, door taxateurs als referentie, en door vastgoedinvesteerders voor portefeuillesturing. De API levert naast de modelwaarde ook referentiepanden en een betrouwbaarheidsscore.
Brainbay's Model Value API grants access to highly accurate home valuations across the Netherlands. As a subsidiary of the NVM (the largest Dutch association of real estate brokers), Brainbay possesses a unique data advantage: direct access to the NVM's comprehensive database of property transactions and specific housing characteristics.
This proprietary data allows the Brainbay AVM to factor in detailed property features — such as interior condition, specific renovations, and real-time market dynamics — that are often missing from public registries like the Kadaster. The API returns a model value, comparable reference properties, and a confidence score.
The API is extensively utilized by mortgage lenders for automated desktop valuations, by real estate investors for portfolio monitoring, and by appraisers as a reliable baseline for property valuation reports.
